Norwich Union

The £90 million phased refurbishment of insurance giant Norwich Union's headquarters comprised of 7 buildings including Grade 1 listed Surrey House originally built in the 1900's. The redevelopment creates 37161 sq m of high quality air conditioned office space.

The concept of multi service chilled beams was first proposed by the developer Land Securities who had just completed a similar sized office area in West London using TROX multi service chilled beams (MSCBs). At this stage the client and the whole team were able to see the benefits of utilising MSCBs by visiting site and viewing finished areas as well as seeing the actual installation process.

Active MSCBs were supplied and installed by TROX at Norwich Union, the beam incorporating speakers, PIR detectors and lights that use the "digital addressable lighting interface" protocol to boost flexibility and increase energy savings.

All elements in the beams - each of which the factory fitted by TROX at its manufacturing facilities in Thetford, Norfolk - had to be programmed for the particular areas where they would be installed. This demanded precise co-ordination between the factory fitting of elements within the beam and its final location in the building.

The old 1960's dimly lit offices were transformed into a modern and spacious air conditioned environment. The MSCBs were installed by TROX working direct for Bovis Lend Lease. The client was Land Securities Trillium, which manages and maintains the buildings in Norwich on behalf of Norwich Union. The building services engineer was Faber Maunsell, management contractor Bovis Lend Lease, and the architect Aukett Fitzroy Robinson.
