Leading air distribution system provider, TROX UK, overcame tough competition from Europe to win a £450,000 contract to supply and install a wide range of active chilled beams for the largest single office scheme in Scotland.

TROX delivered and fitted special 300mm wide flush-mounted chilled beams through the centre of the landmark Waverleygate office development adjacent to the main railway station in Edinburgh.

TROX sales director Alan Basnett says: “Scotland has embraced the chilled beam and multi service technology but up until now this was on owner occupied developments. Utilising chilled beams on a large speculative project is a major break through and we feel this will be a forerunner for other such buildings. Our chilled beams increased the partitioning options thereby creating a totally flexible Grade A office space throughout the building.”

On top of this, the use of active chilled beam air conditioning allows for savings in running costs of 25 to 30 per cent per annum, with considerable additional savings in reduced maintenance.

Other benefits of the TROX chilled beams include:

  • Less noise because there are no moving parts.
  • Routine maintenance costs cut by half.
  • Since dilapidation liability is lower, replacement costs are cut by 25 per cent.
  • Healthier working environment for staff due to increased number of air changes per hour.
  • The chilled beams offer the flexibility to create cellular office designs without the need for supplementary air conditioning.
  • Reduced fit-out costs.
  • Chilled beams are inherently more energy efficient than fan coil units so they respond to environmental and corporate demands to reduce energy costs and greenhouse gas emissions.

The Waverleygate development, which covers 20,239 sq m spread over eight floors, has been designed around a central atrium with further perimeter atria to maximise light in working areas.

Waverleygate is located within Edinburgh's World Heritage Site. Originally built for the Post Office between 1890 and 1908, the Grade A listed façade has been returned to its former glory.

Waverleygate’s owner and developer is Castlemore. The consultant was Rybka, and the contractor was Haden Young.
